Subdivision is the process of dividing a parcel of land into two or more lots, each with separate legal titles. This process significantly increases a property’s value and utility, but requires careful planning, council approval, and the engagement of certified professionals at every key stage.

Subdivision Process Overview

The first step is a feasibility study, reviewing local council regulations, zoning, minimum lot size, and infrastructure access. Professional advice is recommended to ensure the land can be subdivided and to avoid costly surprises.
Next, engage a licensed surveyor and, commonly, a town planner. These experts create the detailed subdivision plan and assist with navigating council rules and documentation requirements.
A Development Application (DA) is then lodged—this involves comprehensive plans and supporting documentation submitted to the council, often uploaded digitally via the Planning Portal.
Once the DA is approved (sometimes with mandatory conditions), civil works may be required, such as establishing roadways, managing stormwater, and providing utility connections.
After civil works and once compliance is confirmed, a final survey plan is created and submitted to council for a Subdivision Certificate. This certificate authorizes the registration of new land titles with the Lands Registry.
